Terms of service

Last updated 11 September 2026

These terms govern your use of Roomee. By creating an account, or by using a house somebody else has created, you agree to them.

Who provides Roomee

Roomee is provided by Neil Wiltshire, trading as Roomee, from Ground Floor, Radley House, Richardshaw Road, Leeds LS28 6LE, United Kingdom. You can reach us at support@getroomee.com.

What Roomee is

Roomee is software for scheduling stays at a vacation home shared between several households, and for deciding which bedroom each person sleeps in. It is a planning tool. It does not take payments between you and your family, does not hold your money, is not a booking agent, and creates no rights over any property.

Accounts and houses

The person who creates a house holds the account it belongs to and is responsible for it, including for what is recorded in it and for who is given access. Administrators can add, change, disable and remove people and their records. If you are added to a house by somebody else, they control that house and we act on their instructions.

You sign in with a link sent to your email address. Keep access to that mailbox secure: anybody who can read it can sign in as you.

Adding other people

If you add somebody to a house, you confirm that you are entitled to provide their details - including a child's - and you accept responsibility for having told them. Roomee emails people you add, saying who added them and to which house, so that nobody appears in a system they have never heard of without being told.

Acceptable use

You agree not to use Roomee to:

Plans that allow more than one house are for houses shared by one extended family or household group. They are not a way for unrelated families to share the cost of one account.

The free trial

New accounts get a free trial of the full service for the period stated on the pricing page. No payment details are required to start it. When it ends, the house and everything in it remains stored, but nobody can use it until a plan is chosen. One trial per account.

Plans and payment

Paid plans are billed annually in advance, at the price shown for your currency at the time you subscribe. Whether a price includes tax depends on where you are: where prices are normally shown with tax included, as with VAT in the UK and the European Union, the price shown includes it; elsewhere, any sales tax is added at checkout where it applies.

Payments are taken by a third-party payment provider acting as merchant of record for the sale. Their terms apply to the transaction itself, and they issue the invoice.

We may change prices. A change never affects a period you have already paid for, and we will tell you before a renewal at a new price.

Moving to a higher plan credits the unused part of your current plan against a full year of the new one, and your renewal date moves to a year from the change. Moving to a lower plan within 30 days of a payment refunds the difference in price. After that there is no refund: you keep your current plan until your next renewal, when the lower plan and its price begin.

Canceling

You can cancel at any time. Canceling stops the next renewal; the service continues to the end of the period you have paid for.

Refunds

If Roomee is not right for you, write to us within 30 days of any payment and we will refund it in full. You do not need to give a reason. This applies to the first payment on a plan and to every renewal after it.

Ask by writing to support@getroomee.com, or by using the link on the receipt you were sent when the payment was taken. The refund is made by the payment provider that took the payment, back to the card or account it came from.

A refund ends the plan it paid for. The houses on the account close, in the same way they close when a trial ends: nothing in them is deleted, and choosing a plan again brings all of it back.

After 30 days a payment is not refundable, and canceling stops the next renewal instead. There are two exceptions and both are elsewhere on this page: where a change materially reduces what a paid plan provides, under Availability below, and wherever the law gives you a right this policy does not.

Separately, if you are a consumer in the UK or the European Union you have a statutory right to withdraw from the purchase within 14 days of buying it. Because the service is made available immediately, by subscribing you ask us to begin at once, and the law would then allow us to charge for the part of the period already provided. We do not: inside 30 days you get the whole payment back, which is more than that right gives you. This does not affect your other legal rights.

Suspension and termination

We may suspend or end access where these terms are broken, where payment fails, or where continuing would put the service or other users at risk. Except where the law requires otherwise, we will give notice first and a chance to put it right.

You may delete a house at any time. Deleting a house deletes what is in it, and that cannot be undone.

Availability

We work to keep Roomee available and quick, but we do not promise it will be uninterrupted or free of faults. We may change or withdraw features. Where a change materially reduces what a paid plan provides, you may cancel and we will refund the unused part of your period.

Your data

What we do with personal data is set out in the privacy policy. Content you put into Roomee remains yours. You grant us only the permission needed to store it and show it to the people in your house so the service can work.

Liability

Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited - and if you are a consumer, nothing here affects your statutory rights.

Subject to that: we are not liable for indirect or consequential loss, for lost profit or opportunity, or for any dispute between members of a house. Our total liability in any twelve-month period is limited to the amount you paid us in that period. Roomee decides who sleeps where; it does not decide who is entitled to use the house, and any disagreement about that is between the people who own it.

Changes to these terms

We may update these terms. Material changes will be notified before they take effect, and the date at the top is the date of the current version.

Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you are a consumer resident elsewhere, you keep the benefit of any mandatory protections of the law of your country of residence, and you may bring proceedings there.
